Off-market property sales: what the buyer sees and what is protected

An expensive home can’t always be listed openly. A private show takes it out of the catalogue and opens it only by a personal link in one buyer’s name — with that name as a watermark over the 3D.

Who it is for and what you get

Who it is forAgencies and developers selling expensive flats and houses without a public listing.
What you getAn anonymous card in the catalogue, personal links with a term and a code, the buyer’s name as a watermark, and when each link was opened.

Step by step

  1. An anonymous card in the catalogue

Type, district, area, rooms and “Price on request” — no title, address or photos. The buyer asks for access.

  2. Issue a personal link

In the buyer’s name: for 3, 7, 14 or 30 days or with no term, with a short code to read out over the phone.

  3. The buyer confirms it is them

The first thing they see: “Personal show”, their name and a request not to forward it.

The “Private show” screen: a personal show, the recipient and the “Open” buttonThe buyer’s screen
  4. Their name as a watermark over the 3D

Any screenshot shows whose show it is; the agent sees when and how many times the link was opened.

What it costs

Agency 30

$29 a month: up to 30 properties, private show.

Agency 100

$65 a month: up to 100 properties, private show, API.

What doesn’t leak

The address

Only the district and the city: no street, no point on a map — not in the 3D, the PDF or the link’s preview.

Previews and search

In messengers the link shows simply as “Budvid”, with no photo or description; the page is closed to search engines.

The catalogue

The property leaves the catalogue, and its usual link, photos and files stop opening.

Support

Budvid’s support cannot open the private shows section even when given access.

The honest limits

A watermark doesn’t stop anyone photographing the screen — it makes visible whose show it was. We don’t anonymise the property’s title and description: don’t put the street in them.

The private show comes with the agency plans, Developer and Premium; the test drives, House and Complex don’t have it.

Questions

How many personal links can I issue?

Up to 200 per property; revoked ones count too. The term is 3, 7, 14 (the default) or 30 days, or none.

What does someone with an expired link see?

“This link has expired” and a button to ask for a new one; the request reaches the agent as a lead.

Can I revoke a link?

Yes, at once. When the cabinet’s owner removes a team member, the links they issued are revoked automatically.

What does the anonymous card show?

Type, district, area (rounded), plot, rooms and “Price on request”. The buyer leaves a name and phone, and the agent decides whether to issue a link.

Sell quietly

The private show comes with the agency plans. Start with Agency 30 or look at the demo catalogue.
